3 important challenges for fit-out projects

1. You have to work within the structural requirements of the space. It’s not a blank canvas so clients’ visions need to be scaled to fit.

2. As designers, we get a brief but we can’t possibly know all the detail of how a space will be used after the fit out. We’re experts in design, not in the practicalities of our clients’ daily operations.

3. Clients aren’t designers. They don’t have our experience and this means they can struggle to visualise 2D designs. Similarly they don’t always have the experience to imagine how a colour scheme will really work or how a room of a certain size will feel.

These challenges create a void between the client’s expectations and our delivery. We get the blame if the fit out design isn’t fit for purpose – and that usually means delays in completing the project and disputes over additional expenses. The costs of this can be huge, in terms of materials and labour.

We know that things improve if we can involve a user at the design stage. When people who use the space can provide functional and practical input to the building, prior to construction, it can reduce the fitout cost by over 20%1.

Can technology help with visualisation? Sort of. Traditionally, taking BIM data and turning it into 3D visualsations has been slow and difficult to do. How often have we heard a client say “Could you just…” and then go on to ask for something that means the entire visualisation needs changing? So then we go back to our offices and we get the computers working away and we wait for the new visualisations to be be ready. When your project gets stuck you end up with people and materials sitting around idle. This is frustrating and costly for everyone.

The alternative, is to press on without the visualisations and risk the costs of rework. This has a cost though. A client of ours, puts the average re-work costs at a 7.5% contingency across new build and refurbishment. If you take 7.5% off your bottom line, you’ll really damage your profit margin. This probably explains why the ROI benefits of BIM data vary from 16% to 1654%2.
